Dear Mr, Hayward.

This correspondence is in reply to your inquiry regarding the 1 0-foot encroachment of the proposed canopy into the 25-foot building setback line- Your property is zoned "C3 Commercial District" with height and area requirements the same as district "C-1 Local Business District." See attachments.

Based on Section 8.2-6 of Appendix "A," City of New Braunfels Code of Ordinances, the proposed canopy can be built

"Comer lots. A minimum 25-foot front yard and side yard adjacent to streets shall be required on all corner lots. A canopy at least six feet in height, attached to the main building, may be built within 15 feet of the street line so long as such construction is no supported by columns which will obstruct the vision of vehicles driving upon adjacent streets.
