Dear Mr. Hayward,

RE: Preliminary pricing for the proposed. Lulu's Autobahn Fuel Stop in New Braunfels, Texas

Stokes Construction Company has reviewed your verbal plans and the suggested site for your proposed Lulu's Autobahn Fuel Stop & Store. The location of this project is to be 1401 Huisache Avenue, New Braunfels, Texas, Based on our proposed site plan, and floor plan we can furnish and install the following:

1.) Removal of the existing concrete parking lot area. (no curbs are to be removed in this plan)

2.) Demolition and removal of the existing building and it's slab.

3.) Demolition and removal of the existing pole sign at the access road.

4.) Install new 651 tall pole sign at the access road as shown on the proposed site plan. (note; the over all height of the new pole sign will be determined by the city of New Braunfels code)

5.)Construction of the new pad site for the new pumps, parking area

and new store.

6.)Construction of the new 2,409 SF store. (based on our proposed plan)

7). Install now landscaping as required by the city of New Braunfels.

8.) Install new wood fencing as required by the city of New Braunfels, and as shown on our proposed site plan,



This proposal price does not include the following:

1.)Providing or installing the new canopy over the new pumps. (by others)

2.) Providing or installing the new pumps, tanks, including the new pump systems. (by others)

3.) Removal of the old tanks, pumps, and canopy, (or any unforseen engineering reports, or soil rededication caused by possible leaking) (by others)

4.) Any fees, permitting or otherwise, other than the building permit for the construction of the proposed new building.



Our proposed price for this work will be $601,028.00
